  1. What is the CSR HOA email address if I have a concern, complaint, kudos to give, etc.?

  2. How can I access the property management’s (Real Manage) portal?
    A: www.cresprin@ciramail.com. If you do not have a password you would need to setup one to start accessing the Resident Portal.

  3.  How much is the Annual Assessment, when should it be paid and who do I send it to?
    A: The annual assessment is $350 annually and is due every calendar year by February 1st. It is to be paid and sent timely to Crescent Springs Ranch HOA c/o Real Manage 6400 International Parkway Suite 1000, Plano, TX 75093

  4. When are the Regular and Annual scheduled HOA Board meetings?
    A: Regular HOA Board Meetings are held quarterly (January, April, July and October) and the Annual HOA Meeting are held the last week of February@ 6:30pm which may vary. Notification of all meetings will be posted on this webpage under “Calendar events”. 

  5. Is there a listing of local contractors that the community members use for plumbing, electrical, landscaping, etc.?
    A: Yes, see this listing under the “Documents” tab

  6. What things are considered violations of the DCCRs that can result in a fine?
    A: Violations of the DDCRs can range from having an unlicensed car on the street, unkept landscape including the tree wells, broken fence slacks, to window mount air conditioning unit, not obtaining approval to replace your roof, install a shed or paint your house. Contact the HOA President and Real Manage if you have any questions.

  7. How do I report a DCCR violation i.e. parking, trash, signage, etc.?
    A: You can send an email (on the last tab of this webpage) to report any DCCR violations, suspicious activities or concerns.

  8. Where can I access and download the CSR Bylaws that govern this association?
    A: The CSR Bylaws are on this webpage under the “Documents” tab.

  9. Where can I access and download the Declarations, Covenants, Controls and Restrictions (DCCRs) that govern what I can and cannot do to my property? What do I need the HOA permission for before modifying and improving my property? 
    A: The CSR DCCRs are on this webpage under the “Documents” tab. You would need to complete the ACC application, attach all pertinent documentation and picture i.e. drawing, copy of property survey, specs, etc. and email them to www.cresprin@ciramail.com for uploading to the portal for review by the ACC committee. You will receive a response within 30 days.

  10. Where can I find the Architectural Modification Request form (ACC) if I want to build a shed, improve my landscaping, replace my roof, etc. and who do I send it to?
    A: The Architectural Modification Request Form (ACC) is under the “Document” tab. Download this and send it to the Real Manage email address on the form.

  11. When does the pool open, its hours and the final day of closure?
    A: The pool is scheduled to open every May 1st – October 15th, 7am-9pm, 7 days a week. Children 17yrs of age or younger must be accompanied by an adult/homeowner. No Food, Glass Containers, or Coolers are allowed in the pool area. You must have a pool key to access the pool area, No Exceptions! All homeowners are allowed 4 guests per household; No life guard on duty. Barring no issues with the annual inspection by the Health Department, equipment damage and/or needful repair, the pool will remain open as scheduled. Opening day will always be posted on this webpage under the “FAQ” tab.

  12. Where can I find the Pool Key request form, who do I send it to and how much is it/replacement?
    A: The Pool Key Request Form is under the “Document” tab. Download this and send it to the Real Manage email address on the form. There is a $50 fee for this key and a $25 fee for a replacement key.

  13. Where can I find the Pool Waiver/Covid-19 form and who do I send it to?
    A: The Pool Waiver/Covid-19 Form is under the “Document” tab. Download this and send it to the Real Manage email address on the form.

  14. Can I reserve the pool for a pool party?
    A: No. This is a small community pool being utilized for the enjoyment of the entire community so pool parties are strictly prohibited.

  15. Where can I find the Clubhouse Reservation form and who do I send it to?
    A: The Clubhouse Reservation and Rules Form is under the “Document” tab. Download this and send it to the Real Manage email address http://www.cresprin@ciramail.com and the Clubhouse Committee will contact you by email.

  16. How much does it cost to rent out the Clubhouse and how long in advance must I make a reservation?
    A: The Clubhouse Rental is for a minimum of 2 hours. Reservations must be made 2 weeks in advance. There is NO initial deposit due when you send back the application to reserve your event. A $200 or more damage fee is charged to the homeowners residential account ONLY if the facility is not returned back in the state received i.e. clean, swept, mopped, no garbage or food left and no property damage. All garbage must be taken with you after your event! If the homeowner is past the agreed rental time, a $35 an hour overage fee will be added and displayed on the homeowner’s residential portal account. The clubhouse rental application document is under the “Document” tab.

  17. Do I need to reserve our “pocket park area” i.e. playscape, picnic tables, volleyball area if I want to have a family event there i.e. BBQ picnic, birthday party, etc. and who do I send my request to?
    A: No. This pocket park is for the enjoyment of the entire subdivision and their guests for the above activities. So, what this means is that reservations are not taken (first come, first serve basis) and you will not be able to utilize all of the park’s amenities for your activity only. It is recommended that for 30 plus size activities that you either reserve the clubhouse or reserve a pavilion at Bicentennial Park, which is less than 3 blocks away along the trail.  

  18. Where can I review the CSR Annual Budget?
    A: The annual budget is on this webpage under the “Document” tab. If you have any question about the budget or where does your annual assessment fee money go, please attend a regular HOA Board meeting to stay apprised as to how the budget expenditures are applied, etc.

  19. Who are the Volunteer Members of the Board of Directors?

  20. Who are the Volunteer Committee Chairs of the HOA?
    A: Kimberly Warner, Shaconjula Matlock: Special Events and Activities; Henry Wilson: Beautification; Cameron Bennett: Pool and Clubhouse; Ricky Staves: Neighborhood Watch; Open Position-Welcome Committees.

  21. How can I volunteer for a CSR Committee and is there an application?
    A: There is no application process but you can submit an email (kimberlywarner0706@gmail.com) with a bio/resume, the committee of your interest and why. The board/committee chair will be in touch with you within 7 days.

  22. How, when and is there an application if I want to volunteer in becoming a Director on the CSR Board?       
    A: Board of Directors application are taken whenever there is a vacancy on the Board for elections during the Annual HOA meeting that occurs every February of each calendar year. Prior to this meeting, if there is a vacancy the Board can appoint a candidate on the Board to carry out the remaining term of the previous Director. Contact the Board President to ascertain if there is a Board vacancy prior to the Annual Meeting, otherwise, Real Manage will send out Board applications to those who are interested in being elected to the Board during the Annual Meeting. 

  23. How can I get a copy of the latest CSR Newsletter?
    A: At this time CSR Newsletters will not be delivered to your door quarterly. We have gone paperless for the last 2yrs. If this position is filled, we will resume the delivery of the news letters. It will also, at that point, be added on this webpage under the “Newsletter” tab, with the ability to download for your records.
